Property Condition Assessment (PCA)

A Property Condition Assessment (also known as a physical assessment report or physical needs assessment) is a comprehensive survey of a property.  This survey assesses the structural, functional and operational condition of a property to determine its overall condition.  A Property Condition Assessment is ideal before transferring ownership of a property.

ALC’s report will inform the buyer about the current condition of the property as well as possible future costs related to maintaining its useful life.  Signs of physical deterioration or areas that require maintenance will be noted on this report.

Features surveyed under a Property Condition Assessment include:

• Exterior Features – paved areas, foundations, site drainage, roofs, landscaping, windows & doors
• Interiors – ceilings, walls, fixtures, carpeting
• Mechanical/Electrical System – HVAC, plumbing, electrical
